AFHCO Logo Client Overview

A Major Force in Johannesburg Property

AFHCO is a major South African property investor and operator, managing a large portfolio of residential and mixed-use buildings concentrated in the Johannesburg inner city.

With a long-term focus on asset performance, affordability and resilience, AFHCO operates at a scale where small inefficiencies quickly become material financial and operational risks.

The Challenge

Rising Costs, Growing Complexity, Limited Visibility

Across more than 50 buildings, AFHCO faced a familiar but escalating problem for large property owners.

Municipal utility costs were rising sharply, while water scarcity, load shedding and carbon exposure increased operational risk. Although many sites had infrastructure in place such as boreholes, generators and smart meters, the data was fragmented across invoices, spreadsheets and disconnected systems.

This created several critical gaps:

No consolidated, real-time view of water or energy use across the portfolio
Borehole systems were operational but under-utilised, with no clear visibility into their contribution or savings potential
Energy inefficiencies were difficult to detect due to delayed billing and siloed metering data
Reporting for finance, sustainability and operations was manual, slow and inconsistent
No single command centre to benchmark buildings, monitor resilience or support investment decisions

AFHCO needed a way to move from reactive cost management to proactive, portfolio-wide intelligence.

The HYDRA Approach

One Intelligence Layer Across the Entire Portfolio

HYDRA was deployed as a unified operational and sustainability intelligence layer across AFHCO's portfolio.

Rather than treating water, energy and asset telemetry as separate problems, HYDRA integrated multiple data streams into a single, coherent system that could be used by operational, finance and sustainability teams alike.

For the first time, AFHCO could see how its portfolio was performing as a whole, while still drilling down into individual buildings and systems when needed.

The solution included:
Smart water meter integration

Across municipal and borehole supplies

Smart energy meter connectivity

Portfolio-wide coverage

Real-time analytics and benchmarking

At building and portfolio level

Automated reporting

Cost, usage and performance

IoT telemetry integration

Asset and resilience monitoring

Use Cases

Three Dimensions of Portfolio Intelligence

Use Case 1

Water Intelligence & Borehole Optimisation

Water was one of the most immediate cost and risk pressures across the portfolio.

HYDRA consolidated municipal and borehole water readings into a unified dashboard, making borehole performance visible and quantifiable for the first time.

Impact
R15.8 million
Annualised water savings potential identified
54%
Of total water supply sourced from boreholes once optimised
350,000 kL
Annual consumption monitored across portfolio
Use Case 2

Energy Efficiency, Carbon Transparency & Cost Control

Energy management across a large portfolio had previously been constrained by delayed billing and disconnected data. Monthly energy costs exceeded R6.5 million, yet inefficiencies and peak load drivers were difficult to pinpoint.

HYDRA connected smart energy meters across all buildings, enabling live monitoring of usage intensity, cost and emissions.

Impact
24 million kWh
Annual energy use under visibility
~23,900 tons
CO₂ emissions quantified annually
~R2.9 million
Informed carbon tax management per year
Use Case 3

Smart Metering & Portfolio Operations Command Centre

Beyond utilities, managing a large building portfolio required visibility into operational readiness, tenant experience and backup system performance.

HYDRA unified all smart meter and IoT telemetry into a single intelligence layer, creating a true portfolio command centre.

The Result

Intelligence That Scales With the Portfolio

For AFHCO, HYDRA is not a dashboard. It is the intelligence layer that connects financial performance, operational resilience and sustainability outcomes across an entire property portfolio.

Cost Confidence

Confidence in cost and savings projections

Faster Reporting

Faster, more reliable reporting across teams

Investment Clarity

Clear insight to guide capital investment decisions

Stronger Resilience

Stronger resilience against utility and infrastructure risk

Why This Matters

For Property Owners

At portfolio scale, inefficiency compounds quickly. Without unified intelligence, even well-intentioned sustainability and efficiency initiatives remain fragmented and hard to justify.

AFHCO's experience shows how property owners can:

1
Turn Infrastructure Data Into Outcomes

Transform raw data into measurable financial outcomes

2
Unlock Hidden Asset Value

Unlock hidden value in existing assets like boreholes and backup systems

3
Operational Discipline

Manage energy, water and carbon with the same operational discipline as rent and occupancy

HYDRA enables property owners to move from fragmented data to confident, portfolio-wide control.
